Description:
The diagram area is clipped at each side by about 25% of total screen area. This area is greyed out and flickers with mouse movement. Nothing can be placed in this area.

Clicking the zoom button on Bird's eye panel allows the diagram to fill the screen but is just the previous area magnified. It also triggers the error dialogue.

How to repeat:
It's just there.

For the crash part, this is a duplicate of bug #55390 - though please feel free to send your .mwb file and an exact procedure for repeating your specific crash. It may help the developers.

However, you are also describing another issue that is not addressed in that bug (the greyed out/flickering area). As requested, could you send a screenshot of the same? Maybe also provide a mwb file and a reproducible scenario, if possible.

Sorry I didn't get back to you sooner, been busy. I've found the source of the problem for me however. When a diagram opens there is a large scrollable canvas area. This is not however accessible if you don't increase the number of pages in diagram properties. I made the assumption that if it's visible you can use it. Increasing the number of pages removes the problem.

I don't know if this was the intended behavior but the grayed out area which is the limit of the diagram only shows for a fraction of a second when the mouse pointer enters or leaves any part of the diagram. This includes the lines representing relationships between tables.

Can you check if that bug with the greyed out/flickering area is still repeatable with a newer version, 5.2.25?
